When making a booking the booking form must be completed and signed. The person signing should be the group's leader. He or she must be over 21 and authorised by all members of the group who are listed on the booking form, to accept the booking conditions on their behalf. All communication will be made with the leader of the group, who should duly pass on to the other group members any relevant information. Upon receipt of the completed booking form, confirmation of the booking will be sent to you in writing, please check carefully to ensure it is correct, if not please inform us immediately. Our home is booked solely for the use of those persons named on the booking form unless agreed in writing with us. Once we have sent confirmation to you, we have a binding contract.
Once your booking has been confirmed by a non-refundable deposit of £300/$400 per week/part week, we will reserve the house for your dat
The full rental balance will be due on or before 10 weeks before your arrival.
If your arrival date is less than 12 weeks away, the full balance will be due as soon as your booking has been confirmed.
The £300/$400 reservation deposit is then used as a security deposit; this will be refunded in full as and when a satisfactory inspection of the property is completed, usually within 7/10 days of your departure.
We will not accept any liability for any personal loss or injury to any of the guests group, or other people the guests invite onto our property during the rental period. All members of the group staying during the rental must have adequate insurance cover
It is the hirer's responsibility to take out appropriate insurance to cover all aspects of the trip and to assure passports, visa's and other documents are in order.
We accept no responsibility if cancellation becomes necessary due to war or threat of war, riot, terrorist act, natural disaster or adverse weather conditions or any other matter out of our control or for closure or cancellation of any flights.
Maximum capacity is 12 persons. The renters must treat the property, it's furniture, fittings, utensils and other facilities with respect. Any loss or damage must be reported immediately to the Management Company. The group's leader is responsible for paying for losses, damage or breakages. The owners reserve the right to withhold any funds from the security deposit to pay for any loss or damage caused to the property or its contents by any member of the group.
Pets and animals are expressly forbidden from our villa.
The villa is available for occupancy from 4pm on the day of arrival and must be vacated by 10.00am on date of departure.
An adult must accompany persons under the age of 18.
The trash is collected weekly on a Friday morning for recycled material (yellow top bin).Please place the trash bin on the pavement for trash collection on that morning (or on Thursday evening not before 4.30pm). General trash is collected on a Monday morning (and can put on a Sunday evening not before 4.30pm)
Please note that if excessive trash is left for the Management Company to remove prior to the next guests arriving they will make a $45 charge.
There is a no smoking policy inside the villa and garage, but guests may smoke around the pool and gardens. In the event that any guest is found to have been smoking inside the villa, the party leader will be informed of any charges relating to cleaning/deodorising to property, furniture and carpets
Pool and Spa Heat
Additional pool/spa heating can be requested at time of booking or directly with our management company on a day by day basis upon arrival. The pool heater is set to heat the water in the pool to approx 84 degrees and the spa to 98 degrees, however the pool blankets must be used at all times when the pool is not in use. Like you we have no control over the weather!! So please understand that it is not possible to guarantee the temperature of the pool, which to some degree is dependant upon the local weather.
The pool heater is a mechanical device and therefore can be subject to occasional failure. If such an event was to happen, every effort will be made to repair the heater as quickly as possible. We will only refund the amount the guest has paid for the pool/spa heat for the days that the heater was not functioning.
No guests are allowed to tamper with or adjust the pool pump control pane/lock box or the pool heater panel/lock box. Monies will be deducted from your security deposit, if the our management company advise of any attempt to adjust the pool system.will
The guests must absolutely ensure that all children are not left on there own at any time in the villa. Neither are they to be allowed access to the pool or spa unless accompanied by a responsible adult at all times. Keep the patio doors locked if unsure. There is a security fence that can be erected around the pool ir required.
Cancellation - By You
If any member of your group needs to cancel the booking we would ask that we be informed immediately in writing or email, duly countersigned by the group leader. Cancellation will be effective from the date it is received by us. Cancellations are subject to charges detailed below as a percentage of the total amount due dependent on the time you cancel.

10 weeks to 0 days = 100% of the rental charge
Note: For most reasons beyond your control cancellation will be covered by your travel insurance. But cancellation due to financial reasons or no longer wishing to travel is unlikely to be included in your travel insurance.
Cancellation - By Us
In the unlikely event that due to circumstances beyond our control, we need to make changes to or cancel your booking, we will inform you as soon as possible. We reserve the right to cancel any bookings at any time, and will only be held liable to refund Monies already paid by you the client. (Including the £250 / $400 security deposit).
A local professional management company maintains the villa. They are responsible for the very high standards of cleanliness and care of the villa, pool and garden areas. They can be contacted at any time to help make your holiday problem free.They may require access to the villa during your stay for maintenance issues. You will be notified, if possible, prior to any visit
Complaints or Dissatisfaction
Things do occasionally go wrong, and we promise you we will make our best efforts to rectify faults to your satisfaction. Please inform our local management company quickly to allow them to get the problem rectified as soon as possible. If you are not satisfied with the solution please let us know in writing (or email). We will not accept liability for any dissatisfaction or other complaints not reported to our local manager during your stay.
Booking is confirmed once initial deposit has been received and accepted
The owners of the property, their management company or agents will not be liable for loss or delay occasioned by, but not limited to, any of the following :- Strikes, Riots, Political/Civil Unrest, Hostilities, War or threat of war, Any Terrorist threat or activity, Adverse weather conditions, closure of airports or any other event out-with the control of the owners.
